Terms and Conditions

1. Scope
1.1 These general terms and conditions apply to all contracts for the rental of furnished apartments by a-domo Apartments, as well as any additional services and deliveries provided for the guest.

1.2 Individually agreed deviations are only valid if they are documented in writing between a-domo Apartments and the guest.

2. Conclusion of Contract
2.1 The contract is concluded when the guest makes a booking, and this booking is confirmed by a-domo Apartments. Confirmation may be given verbally, in writing, by telephone, or by email.

2.2 For bookings made through third parties, the third party is jointly liable with the guest as a joint debtor for all obligations unless otherwise stated.

2.3 Subletting or re-letting of booked rooms or their use for purposes other than accommodation requires the prior written consent of the apartment provider.

3. Prices and Services
3.1 a-domo Apartments undertakes to provide the booked apartments or comparable rooms. Location and room category changes may be required in case of unforeseen circumstances in the occupancy plan.

3.2 The guest is obliged to pay the applicable or agreed prices for accommodation and any additional services used.

3.3 Prices include statutory VAT unless otherwise specified.

3.4 Changes to booked services or length of stay may require a price adjustment and require the approval of the apartment provider.

3.5 Direct bookings cannot be changed after invoicing. Guests are advised to choose an appropriate billing cycle if unsure about the length of stay or the number of people.

3.6 Invoices are due immediately upon receipt without any deductions. If payment is not made by the third day after check-in, the apartment provider may demand that the guest vacate the apartment. Written agreements on payment deadlines are possible.

3.7 Payment default occurs if the payment deadline specified on the invoice lapses, and the amount has not been settled by the guest. Late payment interest and a delay fee will be charged in accordance with §288 BGB. An additional processing fee of EUR 5 will be charged for each postal reminder. After unsuccessful reminders, a request for judicial proceedings will be filed.

3.8 The apartment provider may request a reasonable advance payment at the time of booking or during the stay.

3.9 Further claims may be made in the event of damage to furnishings, smoke odors, or theft.

3.10 The guest may only offset with undisputed or legally established claims.

3.11 Pets are not permitted.

3.12 Smoking is only permitted in designated outdoor areas. A fee of EUR 250 is charged for violations; for repeated violations, the fee increases to EUR 500.

4. Cancellation and Withdrawal by the Guest
4.1 Cancellations can be made at any time. Fees are as follows:

  • Up to 48 hours before the arrival date: free of charge.
  • Up to 24 hours before the arrival date: 10% of the original invoice amount.
  • Less than 24 hours before the arrival date: 20% of the original invoice amount.
  • On the day of arrival or later: 50% of the invoice amount.

4.2 If a reservation is not used without notice, the above compensation regulations apply accordingly.

4.3 If a free cancellation option has been granted, the provider is not entitled to compensation if the guest cancels within the stipulated timeframe in writing.

5. Withdrawal by the Apartment Provider
5.1 a-domo Apartments may withdraw from the contract within the period if inquiries from other guests exist for the booked rooms, and the guest does not provide final confirmation of the booking.

5.2 If an advance payment is not made, the provider may also withdraw from the contract.

5.3 Withdrawal for an important reason is possible if, for example, force majeure occurs, the guest has provided significantly incorrect information, or other circumstances arise that could affect business operations.

5.4 The apartment provider will notify the guest immediately in writing if the right to withdraw is exercised.

6. Arrival and Departure
6.1 The guest has no claim to a specific apartment or room.

6.2 Rooms are available from 2:00 p.m. on the day of arrival. Check-in is possible contact-free.

6.3 If the guest has not checked in on the second day of the booking and no notification has been received, the room may be reassigned without the guest being entitled to a replacement.

6.4 Apartments must be vacated and cleaned by 11:00 a.m. on the day of departure. For excessive dirt or damage, additional cleaning costs of EUR 20 per hour will apply, plus 19% VAT.

6.5 a-domo Apartments reserves the right to enter apartments at any time for cleaning or inspection purposes. In cases of extreme damage or dirt, the contract may be terminated without notice, and the stay will end immediately. Refunds of already paid amounts are excluded.

7. House Rules
7.1 Guests are requested to handle furnishings and items carefully and to switch off heating and lights when leaving the room.

7.2 Smoking is prohibited in all apartments; it is only allowed in outdoor areas.

7.3 The key must be returned to the designated location upon departure.

8. Final Provisions
The law of the Federal Republic of Germany applies.
